A damp patch on a ceiling, a bill that's crept up, a meter that won't settle. We find where the water is actually coming from — with the smallest amount of damage to your house we can get away with.

How we find it

Most leaks don't announce themselves where they actually are. Water tracks along a joist, follows a pipe run and comes through the ceiling three metres from the problem. So we start at the evidence and work backwards: isolate sections, watch the meter, check the obvious suspects — compression joints, appliance valves, waste connections, the underside of a shower tray.

Then trace and access

When it's inside a wall or under a floor we open up in small, targeted places rather than taking a room apart. That's a judgement call every time and we'll talk you through where we want to cut before we cut it. You'll find photos of exactly this on our work page.

And then it's fixed

In most cases we repair it there and then. If it turns out to be something bigger — a failed section that needs re-piping — you get a fixed price for that work before we go any further.

Common questions

Can you find a leak without pulling my house apart?
That's the whole idea. We work from the evidence backwards and open up in small, targeted places we've agreed with you first. Sometimes a leak is genuinely buried and there's no way to reach it without taking something up — if that's the case we'll tell you before we start, not halfway through.
How much does leak detection cost?
Typically £90 to £200 depending on how long it takes to pin down and what access is involved. Trace and access work starts from £100. You get a fixed price before we start, and it doesn't change without you agreeing to it.
Will my insurance cover it?
Many home insurance policies cover trace and access, and some cover the repair. We can provide a written report of what we found and what we did, which is normally what an insurer asks for. Whether they pay out is between you and them — we can't promise that.
My water meter is spinning but I can't see any water. What now?
That usually means an underground supply leak or something under a floor. Turn the stop tap off and see if the meter stops — if it does, the leak is inside the property. Either way, give us a ring and we'll work through it.
